RV PARK RULES AND REGULATIONS

Our rules and regulations have been developed to promote good relations, safety, and comfort for all that reside in Uncle Eddies RV Parks, LLC’s properties and sites. Please read through the following rules and regulations carefully and keep them on hand throughout your tenancy. By renting a site at any of Uncle Eddie’s RV Parks, LLC’s properties, you are entering a binding agreement with park management which includes the strict adherence to these rules and regulations. Park Management WILL interpret and enforce the following in a reasonable manner throughout your time at our property.


  1. QUIET TIME: Quiet hours are from 10pm – 8am and are strictly enforced. During these hours, all children must be in their designated sites and all pets must be inside recreational vehicles. No loud music is permitted during these hours.

  2. CHECK-OUT TIME IS 1:00 P.M. – You must sign out with the park manager on the last day of your lease. When a lessee vacates the site, all items belonging to the lessee must leave as well. Lessees may not leave pallets, rugs, hoses, broken items, etc., and will be charged/fined for removal of any items remaining in the site after check-out.

  3. DRIVING: The park’s speed limit is 5mph. All lessees and guests/visitors MUST abide by this rule. Only drivers with valid driver’s licenses may operate vehicles in the park. No vehicle may be driven in an unsafe manner, and vehicles may not be driven anywhere other than park streets.

  4. SEWER: Sewer connection – a positive sewer seal at both ends of sewer hose is required. Texas law requires that a sewer hose must be fastened using a connector or a rubber donut. Waste/sewage, water, or effluent from sinks, portable toilets or other plumbing fixtures must be deposited in dumping facility only and may not be deposited directly on any pavement, dirt or vegetation. ABSOLUTELY NO OBJECT THAT RESISTS WATER MAY BE FLUSHED OR OTHERWISE DEPOSITED INTO THE SEWER SYSTEM. This includes, but is not limited to, sanitary products, facial tissue, disposable diapers, cotton balls, condoms, and paper towels. Doing so will result in any accrued charges, for which the lessee will be responsible.

  5. OCCUPANTS, CHILDREN, AND GUESTS: A max of four occupants may reside on any given site – including adults and children. Children must always be under the watchful eyes of a parent/guardian. Circle8 RV Park is not responsible for lessee’s children’s safety or well-being. Lessees are responsible for the behavior of children under their care or guardianship. Guests (individuals not listed on the lease agreement as lessees or children) are permitted on the premises, but lessees are permitted a maximum of four guests at any given time. No guests may stay more than five days without prior written permission from park management.

  6. PETS: House-pets are permitted ONLY with pre-arranged written approval from park management. The following pets are considered house-pets: domesticated birds, cats, dogs, or aquatic animals kept within an aquarium. Pets are ALWAYS required to be leashed when outside of lessee’s recreational vehicle. Lessees are restricted to a two-pet maximum at sites and are prohibited from leaving pets tethered on a leash/chain or in a pen outside overnight AND when lessees are off property. Lessees must pick up after their pets both in their site and in public areas. NO pets are permitted in the office, laundry, or public spaces not explicitly designated as “pet-friendly” areas. Service animals as identified by Civil Code 54.1 are exempt from this restriction. ALL pets must be kept inside lessee’s recreational vehicles during quiet hours. NO AGGRESSIVE DOG BREEDS (as determined by management) ARE ALLOWED IN THE PARK. Non-house pets (including farm animals or exotic pets) are PROHIBITED.

  7. WATER: NO swimming pools or recreational water features of any kind – including slip n’ slide, hot tubs, and any other “recreational water features” (as determined by management) are allowed in the park. One hose is permitted per site. Heated water hoses or heat trace with insulating foam are required.

  8. TRASH: Dumpsters are conveniently located in close proximity to all RV sites, and for HOUSEHOLD GARBAGE ONLY. Lessees must dispose of all broken furniture, tires, mattresses, appliance, or awnings at appropriate facilities outside of the park. All garbage deposited in park dumpsters must be bagged & tied, with all boxes broken down. Trash CANNOT be left anywhere outside of your RV.

  9. CLEANLINESS: Sites and park facilities are to be kept clean and orderly, as determined by management. All pet droppings, bottle caps, cigarette butts, and other trash in lessee’s site must be picked up and disposed of immediately. If any public space in the park needs attention, lessees should contact management as soon as possible.

  10. RECREATIONAL VEHICLE REQUIREMENTS:

    10a. Only self-contained trailers and recreational vehicles are permitted. RVs with broken windows, FEMA Trailers, park models, tents, pick-ups with camper shells, and tiny homes are NOT permitted. RVs older than 10 years are not permitted without prior written approval from management.

    10b. All RVs within the park must be properly licensed; lessees must be able to provide a copy of registration upon management request. A certificate of insurance for the recreational vehicle must also be available for management review upon request; the certificate should indicate coverage period.

    10c. No remodeling of RVs may take place on site. Washing vehicles in the park is prohibited, however; keeping RVs clean and in good repair is required of all lessees.

    10d. RVs must be parked with hitch-end facing the street (or park road), and rear facing the hookup station in the lessee’s designated site.

  11. PARKING: Lessees are permitted a maximum of two non-recreational vehicles per-site, and only if the size of the site allows. Each vehicle associated with the Lessee must be listed in the “Personal Information” section of this agreement and must be parked on the driveway section of the rented site. Vehicles may not be parked in vacant sites or landscaped areas and must be kept off park streets. RVs may not be parked ANYWHERE other than the lessee’s designated site. Any vehicle parked in violation of these rules OR in violation of signs posted in the park may be towed from the park at the owner’s expense without further notice. No boats or open trailers may be stored on the premises without prior written approval from park management. All vehicles within the park must always have current vehicle license plates AND current vehicle registration stickers. Circle8 RV Park is not liable or responsible for theft, vandalism, or damage to the vehicles of the lessee and/or their guests. No oil changes may be done on the premises without prior written approval from management. Any vehicle leaks (oil or otherwise) must be repaired immediately. Sites with oil spots remaining after check-out will result in fines, for which the lessee will be responsible.

  12. SITE RESTRICTIONS:

    12a. NO ACCESSORY EQUIPMENT OR STRUCTURES ARE PERMITTED ON THE SITE WITHOUT PRIOR WRITTEN APPROVAL FROM MANAGEMENT AND WILL ONLY BE APPROVED UNDER SPECIAL CIRCUMSTANCES. Accessory equipment or structures not permitted include, but are not limited to, cabanas, clotheslines, decks, external air conditioning units, fences, sunshades, windscreens, privacy screens, exterior storage buildings/structures, awnings, refrigerators, freezers, water heaters, washing machines, clothes dryers.

    12b. NO CHEATER BOXES OR PIGTAILS ALLOWED. Circle8 RV Park is not responsible for any electrical components on RV’s.

    12c. NO FIREWORKS ALLOWED. ALL FIREARMS MUST BE STORED IN A SAFE MANNER, AND ALL STATE LAWS REGARDING FIREARMS, FIREARM STORAGE, OR THE OPERATION OF FIREARMS MUST BE ADHERED TO.

    12d. NO IN OR ABOVE GROUND PIT, FIRE PIT, OR BONFIRES ARE PERMITTED IN THE PARK. BBQ GRILLS
    CANNOT BE USED FOR OPEN FIRES.

    12e. LESSEE IS RESPONSIBLE FOR ENSURING THAT WATER DOES NOT PUDDLE OR STAND IN THEIR DESIGNATED SITE OR THE SURROUNDING SITES OR COMMON AREAS. LESSEE MAY BE REQUIRED TO CORRECT IMPROPER DRAINAGE AT LESSEE’S SOLE EXPENSE.

    12f. NO DANGEROUS MATERIALS ARE PERMITTED ON THE PREMISES. Dangerous materials include, but are not limited to, flammable, combustible, or explosive fluid, material, chemicals or substances, except those that are explicitly required for typical RV operation, as determined by management.

13.  RENTING, SUBLETTING, OR ASSIGNMENT: Lessee shall not sublease, rent, or assign lessee’s recreational vehicle, the premises, or any rights or interest that the lessee may have under the lessee’s registration or rental agreement with Circle8 RV Park.

14.  REPAIR AND MAINTENANCE: Lessee shall not request maintenance personnel to perform jobs for the Lessee, nor shall lessee give instructions to maintenance personnel. All repair or maintenance requests must be related to park conditions and park equipment only, and not involve lessee’s vehicles (recreational or otherwise) or equipment. All repair or maintenance requests must be submitted in writing to park management, except in cases of emergency.

15.  CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. Any behavior deemed inappropriate or disruptive will result in immediate eviction without refund.  Dishonest, unethical, illegal, harmful, and inappropriate behavior will not be tolerated. Lessees who are the source of multiple complaints from others may be flagged for eviction or non-renewal of rent.  Any lessees found to be committing or attempting to commit fraud and/ or a crime will be evicted with no refunds; this includes using false identification and/or stolen credit cards to rent a site.  Lessees or guests using threatening, vulgar, irrational, and abusive language towards resort employees will be asked to leave. Lessees or guests attempting to disrupt or sabotage the business of the park will be asked to leave.  Complaints and disputes must be filed with park management in writing and signed by the individual filing to be considered valid. We reserve the right to conduct background checks on guests and to evict lessees depending on the seriousness of crimes or if the lessee is determined to be a threat to the safety or peace of the park. The violation of any law or ordinance of the city, county, state, or federal government will not be tolerated and will be grounds for eviction. Lessees are responsible for the actions and conduct of any and all guests, occupants, and residents of their site.

16. DRUGS: Illegal drugs of any form are prohibited on the property of Circle 8 RV Park. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person (s) knowing of any illegal activity are encouraged to notify management immediately. Any information reported will be strictly confidential.

17. LIABILITY AND INSURANCE: All park facilities and equipment of the park is intended for the convenience of the guests. Any and all persons using the facilities do so at THEIR OWN RISK and consent. Park management is NOT RESPONSIBLE for accident due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all damage caused by themselves, individuals and pets residing on their site, and guests visiting their site.

18. PARAGRAPH HEADINGS: The headings and titles of the paragraphs within these rules and regulations are included for the purposes of convenience only and shall not affect the construction or interpretation of any of the provisions of said rules and regulations.

These rules are for health, cleanliness, legality and welfare of all.


MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE RULES,
REGULATIONS AND FEES.

THIS PROPERTY IS UNDER 24 HOUR VIDEO SURVEILLANCE. EQUIPMENT IN USE IS TO AID IN THE PROSECUTION OF ANY CRIMES COMMITTED AGAINST THIS BUSINESS.
